We will arrange convenient viewings and provide insights into each property’s features and neighborhood. Start by choosing a location that fits your lifestyle, whether near work, schools, family, or recreational spots.

Set a Budget

When renting for the first time or moving to a villa, it’s essential to establish a budget. Ensure you can afford the monthly rent and include additional costs such as water, electricity, internet, service fees, and moving expenses. Don’t forget to budget for a security deposit, advance rent, utility connection fees, and agent commissions. A well-planned budget will guide your search and help you find a rental that fits your financial situation in Dubai.

Schedule a Visit to Make a Decision

Schedule a viewing of your desired property and confirm all details before finalizing the Tenancy Agreement. Once you make an offer, submit scanned copies of your residency permit and Emirates ID, along with three checks for the down payment, first rental installment, and broker’s fee, with the first two checks made out to the landlord and broker’s company. Our expert agent will review and explain the lease terms and assist with negotiating any necessary adjustments.

Finalization of Agreement

Register your Tenancy Agreement with EJARI, with Casabella Property Broker’s assistance. Ensure all lease terms are documented, as verbal agreements aren’t enforceable. You can move in after both parties sign the documents and the checks are clear. Review the tenancy agreement to confirm it includes all terms, and complete registration with the Dubai Electricity and Water Authority (DEWA). Also, consider setting up your internet before moving in.

Moving In

Once your move-in permit has been granted, moving into your new residence in Dubai can be a straightforward process with the right preparation. Start by managing all necessary paperwork and documentation to ensure a smooth transition. Conduct a move-in inspection to document the property’s condition and address any immediate concerns.

By having a clear idea of your needs and working with Casabella Property Broker, you’ll find that renting in Dubai is relatively simple and manageable.

EJARI, meaning “My Rent” in Arabic, is RERA’s system for regulating Dubai’s rental market. Since March 14, 2010, all rental agreements must be registered online through EJARI. The system ensures legal compliance, transparency, and easy management of renewals, cancellations, and disputes, protecting the rights of both landlords and tenants.

This process ensures official documentation and legal protection for both parties, which Casabella Property Broker can manage for you seamlessly.

When renting in Dubai, you should budget for a security deposit between 5-10% of annual rent, agency fees around 5% of annual rent, and the Ejari registration fee. Additional costs may include DEWA connection deposits, maintenance charges, chiller fees, moving expenses, and optional renters’ insurance.

It often depends on the community or apartment complex, but generally, a move-in permit is required. Most places will ask for a permit to ensure that movers can access roads and common areas. However, in some locations without shared spaces, a permit might not be necessary.
