Dubai’s real estate market closed a robust month in August, with transactions across sales, mortgages and gifts totaling AED46.22 billion ($12.58 billion), according to data released by the Dubai Land Department (DLD).
Property sales made up the largest share of that activity, accounting for AED27.89 billion ($7.59 billion) across 11,601 transactions between August 1 and August 31. When mortgage and gift transactions are added, the Land Department recorded 15,611 deals for the month.
The figures point to continued momentum in Dubai’s property sector, spanning both residential units and larger asset categories such as buildings and land plots.
Sales Activity Across Units, Buildings and Land
The 11,601 sales transactions recorded in August broke down into 10,124 units, 684 buildings and 793 land plots, DLD data shows. This spread indicates that activity extended beyond individual apartment and villa sales to include larger-scale building and land transactions during the month.

Gift Transactions Surpass AED1bn
Dubai also recorded 620 gift transactions in August, valued at a combined AED3.97 billion ($1.08 billion). These covered 442 units, 53 buildings and 125 land plots.
Why It Matters for Dubai’s Property Market
The scale and spread of August’s transactions, ranging from high-value luxury sales on Palm Jumeirah and in Business Bay to steady mortgage and gift activity, reflect continued engagement across multiple segments of Dubai’s real estate market, including both end-users and investors. The presence of several transactions above AED40 million also points to sustained demand in the emirate’s ultra-luxury property bracket during the month.
